Famous for its jaw-dropping skyline, pristine beaches, non-stop nightlife, and warm weather, Miami will also be home to the nation’s first fully integrated wellness residences. The wellness brand THE WELL and Terra, one of Miami’s real estate developers, have partnered to develop THE WELL Bay Harbor Islands, a six-story luxury condominium building in Miami’s Bay Harbor Islands neighborhood. With its sales officially launched, the project places wellness at the center of all aspects of life – marking a new trend in branded residences where wellness is front and center.
THE WELL Bay Harbor Islands features 54 branded luxury residences and more than 22,000 square feet of amenities, including a state-of-the-art fitness and wellness center. The mixed-use development also includes a four-story office building totaling 98,420 square feet with leasing opportunities now available as well. It is the first branded real estate project from THE WELL anywhere in the world.
THE WELL Bay Harbor Islands will feature a harmonious design by Arquitectonica and interior spaces curated by Meyer Davis. It will offer one- to four-bedroom residences ranging in size from approximately 924 to 3,291 square feet with prices starting at $1.3 million. Douglas Elliman Development Marketing is exclusively handling the marketing and sales for the project, which is expected to start construction in February and is anticipated to be completed by December 2024.
The building’s amenity collection includes a 13,000-square-foot state-of-the-art wellness and fitness center; two rooftop decks featuring a rejuvenating pool and hot tub that promote holistic health along with a lounge space with private cabanas, chaises and a summer kitchen; a private boardroom; and a reading room and tea lounge.
The building will offer diffused lighting, water filtration and HEPA air filtration systems, low VOC paints and organic all-natural scent infused throughout the spaces. It also features energetically charged crystals in the foundation and tenants will have a chance to have their areas cleansed by one of THE WELL practitioners before occupying it.
The living room will be fitted with UV Light protectant windows that filter harmful UV rays and state-of-the-art sound proofing. The bedroom will have individualized temperature zones for optimized sleep as well as aromatherapy diffusers with calming scents. The primary bathroom will have a whirlpool tub and Dornbracht’s lymph spa waterfall shower with a heated stone bench, spine jets for intensive regeneration, and bench jets to release tension in the calf muscle. Full-body red light therapy is built in around the primary vanity to offer wrinkle-reducing and pain-healing therapy. There will even be a built in warming bar that warms towels.
The highly-functional kitchen will be equipped with an ergonomic dishwasher to mitigate low back pain when unloading, Zip’s HydroTap Arc water dispenser to offer hot, cold and carbonated water, as well built-in Vitamix, custom millwork to house supplements and a built-in vegetable drawer and herb garden to make fresh ingredients easy to use.
The residences will feature a self-care space complemented with zen meditation nooks with yoga mats, meditation zafus, and an optional roll-out connected device closets to hide one’s Mirror or Peloton when it is not in use.
Residents will have access to a private beach club; dedicated electric house car for local excursions; THE WELL Locker with the latest collection of wellness tech products such as Thereagun, infrared blankets, and FaceWare Pro; wellness concierge; 24-hour valet parking and security; local CSA delivery, wellness products curated and vetted by THE WELL practitioners; organic, toxic-free cleaning services, and more.
THE WELL Bay Harbor Islands will also include 98,420 square feet of luxury office space across four floors. Tenants will be able to design their spaces to fit their needs.
The lobby will include a cozy cafe with comfortable lounge areas, where coffees, juices and snacks can be enjoyed and ordered via text for quick, convenient service.
Tenants will enjoy access to greenhouse-style work pods as well as a rooftop with outdoor meeting areas and community gardens. The rooftop space will also feature a raised platform multi-function studio with quality speakers for outdoor fitness classes and programming. Therapeutic showers located at the rooftop’s bathrooms will be further available for use after workout sessions in addition to THE WELL Locker.
Office users will have access to an elevated landscaped Plaza, a controlled access parking garage, office valet, and state-of-the-art security. They will also receive a discounted membership to the state-of-the-art fitness and wellness center, as well as full-service concierge services from THE WELL Team, dedicated private outdoor and indoor classes, access to annual health coaching sessions to guide tenants in creating individualized wellness plans, preferred pricing on treatments and services, and exclusive benefits across THE WELL locations globally.
Featuring Miami’s first caldarium, The Bath House will be dedicated to purification using THE WELL body serum activated by water, heat and steam. At THE WELL Robe Bar, guests will receive a soft robe, headband of choice from a vast collection, aloe soap, and flaxseed mitt. Then, they will be invited to relax on the heated stone benches at The Caldarium with a refreshing kombucha in hand. After showering off the serum, The Caldarium’s vitality pool will be available to bring the body back to its average temperature.
At The Saunarium, guests will experience an ancient therapy with multi-tiered seating infused with radiating heat and low level humidity to dry the body. The warmest room at THE WELL Bay Harbor Islands, The Halotherapy Steam Room, will similarly support the lymphatic organs and help promote advanced detox by emitting soothing aromas of citrus. The Infrared and Sound Dome will incorporate the healing benefits of infrared heat with therapeutic sound therapy.
